What you’re buying: a home someone actually thought about.

Every design in the vault starts life on paper, in my hand, with a pencil. Not a template. Not software optimising for floor area while it has no idea what your mornings actually look like. I draw every line myself, and I don’t use AI anywhere in the process. If that sounds like a weird thing to be proud of, you haven’t spent much time looking at what’s currently being sold as a “tiny home plan.” There are some absolute shockers out there!

Here’s what you get.

The floorplan itself. Properly considered, not just properly small. Every bit of space has a job.

My notes on the brief. The site or location it was designed for, the climate it needs to work in, how many people want to live in it, and the must-haves that shaped the layout. This is the bit most sellers leave out, and it’s the bit that tells you why the plan looks the way it does, not just what it looks like. A layout that makes sense for two people on an exposed hillside in Yorkshire is not the same layout that makes sense for a family of four in a sheltered garden in Kent. Mine will tell you which it is.

You won’t find a generic box with a loft bed shoved in the corner. I’ve spent my life looking at how buildings, old and new, actually cope with the people and the weather around them, and it shows up in every plan I draw, whether I mention it or not.

Some people take a plan and build from it directly. Some use it as the starting point for their own design and bring it back to me later for a Design Review. Either way, you’re starting from something real.
